  • The sale of your unit will be allowed before the signing of the purchase contract (Estimate. Oct 2026). The sale of the apartment will only be possible from the moment of delivery. (Estimate. Oct 2030)

  • If the payment of the 7% (Tofes Arshama,Estimate. Oct 2026) is made from one client to another (i.e., between clients), the developer must receive documentation to certify this payment so it can be recognized as the new client’s payment.

    In contrast, if the payment is made directly to the company, it will be processed as a  standard transaction. The new client must first deposit their 7%, and afterward, the company will refund the 7% to the original client.

    Once the Purchase Contract is signed, the apartments cannot be resold until they are delivered.

  • The company and the contractor are responsible for obtaining insurance to ensure the bank's backing.

     The developer is responsible to obtain insurance for the construction.

  • In general, home insurance is required to obtain a mortgage. If the client does not have insurance, the bank may suggest providers or offer its mortgage insurance.

  • There’s no issue with getting a mortgage for a property purchased in partnership by 2, 3, up to 4 people who don’t have family ties.

    the group needs to open a joint bank account, and the mortgage would be in the names of the account holders. Each buyer will have to show proof of income.

  • There is no cap on the Madad index. The madad is a price index that measures the average change over time in the prices paid by consumers for a basket of goods and services. For the purposes of your real estate transactions, the Construction Index is used to adjust the payments you need to make according to inflation or other economic changes.

    Initially, the Madad allowed for 100% of the increase in construction costs to be applied to payments, which often led to significant price increases for buyers.

    However, on July 7, 2022, a new law was enacted in Israel that limits this impact by allowing only 40% of any annual increase in the index to be applied to payments. This change was made to protect homebuyers from large price increases due to inflation, making the payments more predictable and manageable.
